We now offer virtual tours to give prospective tenants the ease of viewing your property from their home or office.

If additional exposure of your property is required we advertise each Wednesday and Saturday in the Gold Coast Bulletin.

| Signage |
|
Where required and with your consent, a “For Lease” sign will be placed your property which will feature both our phone number and web address.

| Office/Phone Enquiries |
|
Due to our busy and prominent location, many prospective tenants visit our office. We have a full-time receptionist to ensure all our calls are answered promptly and professionally. We are open 7 days a week!

| Vacancy Period |
|
We endeavour to maintain 100% occupancy. Accordingly, this prevents the regular change over of tenants, minimising costs to you. It is not our policy to replace tenants every six months. We in fact have a large number of long-term tenants who have resided in the same property for up to 8 years.

| Tenant Selection |
|
Strict selection guidelines are constantly adhered to before approving any tenancy application. Prospective tenants are carefully selected through both an application and interview with our Property Manager and Director. The process includes verifying previous rental history, employment, income records, personal references and clearance from the Tenancy Information Centre of Australia (TICA). TICA is the largest and most widely used database in Australia and New Zealand.
Our procedures greatly minimise the prospect of an unsuitable tenant being selected. Our philosophy is to be selective with tenants, assuring you of a trouble free tenancy.

| Rents Reviewed Regularly |
|
To maximise investment returns, regular rent reviews are conducted with rents increasing if market conditions warrant.

We pride ourselves in providing detailed and comprehensive reports allowing all parties concerned to have a clear understanding of the properties condition. We prepare a thorough Condition Report detailing all internal and external aspects of your investment property at the beginning and completion of a Tenancy. Regular inspections are our main focus how we care for your investment.

Generally a lack of prompt attention to maintenance issues is a common cause of disharmony between the Tenant, Owner and Agent. All tenant requests for maintenance are reported to you immediately.

| Quality Tradespeople |
|
Good quality and reliable tradespeople are difficult to find. Well qualified and low cost tradespeople (many of which have worked with us for many years) are available at anytime. All tradespeople are required to register their qualifications and public liability insurance details the prescribed Real Estate Institute of Queensland form.

| Owners Payments and Statements |
|
No mail or banking problems! Mid-monthly/monthly distributions are paid directly into your bank account as “cleared funds”. Statements detail rent collected, authorised expenditure and management fees for information purposes. Additionally an annual profit and loss statement is forwarded to you at the end of each financial year for taxation purposes at no extra cost.

| Tribunal Hearings |
|
Small Claim Tribunal Hearings are required in rare circumstances. The success rate of past hearings has been excellent due to our thorough documentation.

To keep you abreast of market conditions and the current value of your property, we can provide at anytime, an obligation free sales appraisal.

| It’s Easy! PRDnationwide Ashmore Does It All |
|
If your property is currently managed by another Agent and you wish to utilise our premium services, then all we require is written authority which we can provide. We will take care of all matters including associated costs required to ensure a smooth and easy transfer. Our Property Managers will visit the property shortly after the transfer date to introduce themselves to the Tenants and conduct an inspection of the property.
Our business is large enough to have all necessary systems in place, and yet small enough that the Company Directors are personally involved with all aspects of the Property Management division, assuring you of our best attention at all times.
